In early 2026, we were engaged by a client seeking a high-quality family home in Sydney’s eastern suburbs, with a clear brief focused on long-term liveability, location, and overall quality of asset.
The target property was brought to market with an auction campaign, and under typical conditions seen over the past two years, would likely have attracted strong early competition. Initial interest levels were solid, however as the campaign progressed, it became evident that buyer behaviour had shifted.
Enquiry remained consistent, but the depth of engagement was more measured. Buyers were taking additional time, asking more detailed questions, and showing a greater willingness to step back rather than engage immediately. This resulted in a campaign that lacked the intensity typically required to create strong competitive tension leading into auction.
From a strategic perspective, this created a different environment.
As the campaign moved forward, it became clear that the vendor’s priority was shifting toward securing a reliable outcome, rather than relying on an uncertain auction result. This is a dynamic we are seeing more frequently in the current market, particularly where there is a genuine need to transact.
Recognising this, we adjusted our approach.
Rather than waiting for auction day, we engaged early and structured a pre-auction negotiation strategy aligned to both the client’s objectives and the vendor’s evolving position. This allowed us to move with clarity and intent, while other buyers remained in a more reactive or uncertain position.
Through this process, the property was secured prior to auction on terms that reflected the softer competitive environment. Importantly, this approach avoided the variability and pressure of auction conditions, while positioning the client favourably relative to recent comparable outcomes.
In the current market, opportunities are less about broad price movements and more about understanding behaviour. Where urgency has eased and competition is less consistent, well-timed and well-executed strategies are increasingly determining outcomes.
