One of the most common frustrations for Sydney buyers is losing properties well above the guide price. Many feel misled. Others assume they are doing something wrong. In reality, the guide price is rarely a reliable indicator of final value.

In Sydney, guide prices are primarily marketing tools. They are designed to attract interest and increase enquiry. In strong markets, guides often sit below where a property is expected to sell.

The amount a property sells above the guide varies significantly. Demand, scarcity, property quality and emotional appeal all play a role. Applying a fixed rule rarely works.

Some properties sell within range. Others exceed the guide by ten, twenty or even thirty percent. Buyers who focus on the guide rather than comparable sales often misjudge competitiveness.

The most effective approach is to ignore the guide early. Focus instead on recent sales of similar properties. Assess buyer competition. Understand the selling method. Auction campaigns often underquote more aggressively than private treaty listings.

Offering above the guide does not automatically mean overpaying. If the price aligns with market value, it may be a rational decision. Conversely, offering slightly above the guide can still be uncompetitive.

Many buyers lose properties because they misunderstand how agents assess offers. This is where understanding the broader buying process becomes important.
